To keep our clients informed of current market trends, CoreLogic® has curated a monthly bulletin of regional construction cost insights that are reflected in the CoreLogic Claims Pricing Database. CoreLogic’s experts combine current month pricing data with four common loss scenarios creating a model to illustrate the impact.
These data models are then applied across the nine regions noted above and compared to both the prior month and the year to date. Expert analysis is provided to supplement these data trends and provide additional insight into key drivers.
Property Claim Scenarios
To demonstrate how changes in pricing impact typical loss costs, CoreLogic has replicated the estimating components found in the following most common loss scenarios. The sum of these materials is referred to as “The Basket of Goods”.
Fire/Lightning (Large Loss)
Large loss claims are modeled from a typical fire loss where all components of a home’s construction are affected. These losses typically exceed $100k.
Wind/Hail (Exterior/Roof)
Losses represented within this group are typical of event activity consisting of wind and/or hail damage requiring roof replacement, partial siding replacement and accompanying accessories.
Water (Interior Multi-Room Losses)
Moderately complex losses are modeled using the bathroom as the origin of loss. A combination of replacement and repair of common household finishes are included.
Water Mitigation (Drying)
Typical drying costs for a residential structure including water extraction, removal of wet material and use of drying equipment is included.

January 2023: Basket of Goods – All Scenarios Combined
- January results begin 2023 with only minor fluctuations as compared to where 2022 ended in December. The largest changes were seen across the three southern most regions, the Southeast, Gulf Coast and Southwest.
- Nearly all categories of materials saw slight decreases this month, Framing, Siding and Drywall were overall key drivers.
- Labor costs are generally stable with some trades experiencing minor increases. In addition to routine monthly analysis, CoreLogic is targeting Roofing and Textile trades in Q1 to better understand regional impacts. - Across all regions, the Fire/Lightning (Large Loss) scenario indicates the largest overall change. This occurs because the scenario contains almost all categories which has a compounding effect to its totals.
- Key contributors to the Wind/Hail scenario are Roof covering, primarily shingles and siding. Both categories show a slight decline as compared to December.
- January flooring costs, including both sheet goods and solid surfaces are slightly reduced as compared to December. Offsetting these flooring items with minor increases are cabinets and finish carpentry such as interior trim and doors. Combined, the Interior loss scenario decreases across all regions.

The process is simple, and the outcome enables our team of pricing experts to be more closely connected to you.
- From your landing page within Claims Connect, access the Help Center via the ? icon at the top of the page:

- Select the “Help Topics” option, then select “Submit Pricing Database Feedback”.
- You will be routed through a series of short questions to gather your contact information as well as how you would like to participate.
- Available options will include:
- Upload a pricing file
- Request a new or missing item
- Request a pricing review of an item
- Request clarification on an existing item
- Suggest a change to an existing database item
The process is simple and takes only a few minutes to complete. Later in Q1 we will release automated status change notifications so you can keep track of your inquiry throughout the process.
